{"id":6,"date":"2018-12-28T17:59:50","date_gmt":"2018-12-28T17:59:50","guid":{"rendered":"http:\/\/www.laroccainspections.com\/blog\/?p=6"},"modified":"2018-12-28T18:05:16","modified_gmt":"2018-12-28T18:05:16","slug":"chimney-inspections","status":"publish","type":"post","link":"https:\/\/www.laroccainspections.com\/blog\/chimney-inspections\/","title":{"rendered":"Chimney Inspections"},"content":{"rendered":"\n<h3 class=\"wp-block-heading\"><em>Protecting Your Client\u2019s Investment<\/em>&nbsp;<\/h3>\n\n\n\n<p>As a Realtor, you don\u2019t know when the last chimney inspection was performed on the property, or if one&nbsp;was&nbsp;ever performed.&nbsp;Your client should have&nbsp;a Level 2 Chimney Inspection.&nbsp;&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-1-1024x683.jpg\" alt=\"\" class=\"wp-image-8\" width=\"502\" height=\"334\" srcset=\"https:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-1-1024x683.jpg 1024w, https:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-1-300x200.jpg 300w, https:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-1-768x512.jpg 768w\" sizes=\"auto, (max-width: 502px) 100vw, 502px\" \/><\/figure>\n\n\n\n<p>\u201cIn the 2011 to 2015 period, there were an estimated annual average of 16,810 home structure fires involving fireplaces, chimneys, and chimney connectors, resulting in an estimated 30 deaths, 90 civilian injuries, and $262 million in direct property damage per year.\u201d See page 10 of the NFPA\u2019s report:&nbsp;<a href=\"https:\/\/www.nfpa.org\/-\/media\/Files\/News-and-Research\/Fire-statistics\/Major-Causes\/osHeating.pdf\" target=\"_blank\">https:\/\/www.nfpa.org\/-\/media\/Files\/News-and-Research\/Fire-statistics\/Major-Causes\/osHeating.pdf<\/a>&nbsp;<\/p>\n\n\n\n<p>The National Fire Protection Association (NFPA) states:&nbsp;<strong>A&nbsp;Level 2 Chimney Inspection&nbsp;shall be conducted&nbsp;upon sale or transfer of property<\/strong>.&nbsp;(see&nbsp;the&nbsp;NFPA 211: Standard for Chimneys, Fireplaces, Vents, and Solid Fuel-Burning Appliances publication.)&nbsp;<\/p>\n\n\n\n<p>A&nbsp;<em>Level 2 chimney inspection<\/em>&nbsp;is an in-depth look at the chimney and the fireplace system. This type of inspection utilizes&nbsp;a specific&nbsp;kind of&nbsp;video camera&nbsp;to see and record the condition of&nbsp;the chimney,&nbsp;inside. A chimney inspector must have specialized&nbsp;knowledge to properly determine the safety and usage of the system.&nbsp;The structural condition of the system is&nbsp;also determined.&nbsp;<\/p>\n\n\n\n<p><strong>What a Level 2 Inspection commonly uncovers<\/strong>&nbsp;<\/p>\n\n\n\n<ul class=\"styled wp-block-list\"><li>Animal nesting&nbsp;<\/li><li><em>Creosote<\/em>&nbsp;build-up&nbsp;&nbsp;<\/li><li>Internal flue damage&nbsp;<\/li><li>Gaps between flue liners&nbsp;<\/li><li>Internal cracking (mortar or flue tiles)&nbsp;<\/li><li>Damaged masonry chimney (still very common)&nbsp;<\/li><li>Disconnected and sometimes missing chimney components&nbsp;<\/li><li>Poorly installed prefabricated chimneys (gas appliances or wood burning) and fireplaces.<\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-2-1024x683.jpg\" alt=\"\" class=\"wp-image-9\" width=\"497\" height=\"331\" srcset=\"https:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-2-1024x683.jpg 1024w, https:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-2-300x200.jpg 300w, https:\/\/www.laroccainspections.com\/blog\/wp-content\/uploads\/2018\/12\/chimney-inspection-2-768x512.jpg 768w\" sizes=\"auto, (max-width: 497px) 100vw, 497px\" \/><\/figure>\n\n\n\n<p><em>(Creosote<\/em>&nbsp;is a tar-like substance that sticks to the walls of a chimney when wood is burned.&nbsp;It&nbsp;is flammable, and temperatures can reach in the range of 2000 degrees,&nbsp;if a chimney fire occurs.)<\/p>\n\n\n\n<p>Even chimneys that have been repaired are subject to similar fire safety threats, due to incorrect installation. This is common today and was very common after the 1994 earthquake.&nbsp;<\/p>\n\n\n\n<p>A Level 2 inspection is&nbsp;as important for a new home or newly remodeled home since the builder is likely still responsible for discovered defects (which occurs more often that one might think).&nbsp;<\/p>\n\n\n\n<p>A misconception is that gas fireplaces are \u201cfake\u201d fireplaces or are \u201celectric\u201d fireplaces. They are&nbsp;<em>not<\/em>. The&nbsp;heat generated during the use of a direct vent fireplace causes the glass panel to reach temperatures in the range of 400 degrees.
